Structural Drying in Ventura

After the water is out, the framing, subfloor, and walls still have to dry. We connect you with one independent local restoration company.

Once standing water is gone, a lot of moisture remains inside wood framing, subfloors, drywall, and concrete. Structural drying is the process of pulling that moisture out in a controlled way so materials don't warp, swell, or grow mold, and so walls aren't closed up while they're still wet.

How it works

  • Moisture mapping: meters and sometimes thermal cameras show where water traveled.
  • Air movers blow air across wet surfaces to speed evaporation.
  • Dehumidifiers pull that moisture out of the air so it doesn't settle back into materials.
  • Containment: plastic sheeting may be used to create a smaller drying area, which dries faster.
  • Specialty methods: wall-cavity drying through small holes, or mats that draw water out of hardwood floors.
  • Daily monitoring: readings are taken and equipment is moved until materials reach normal moisture levels.

How long does it take?

Often a few days, but it depends on how much got wet, the materials, and the weather. Hardwood floors, plaster walls, and concrete slabs dry slower than drywall. A job is done when moisture readings say so, not after a set number of days.

Drying near the coast

In Ventura's beach and harbor neighborhoods, the marine layer can keep outdoor air damp for much of the day, so opening windows may add moisture instead of removing it. Professional drying usually keeps the house closed and relies on dehumidifiers. Inland, on dry days or during Santa Ana winds, outdoor air can help, but the equipment still does most of the work.

Living with the equipment

Drying equipment is loud, adds heat, and uses a lot of electricity. Keep it running unless the technician says otherwise, keep doors and windows as instructed, and don't move it. Ask the company about circuit loads so breakers don't trip.

Hiring tips

Ask for a drying log with daily readings, and ask what “dry” means for your materials. Check the contractor's license at cslb.ca.gov and ask for proof of insurance. If you're filing a claim, your insurer may want the drying records.

Frequently asked questions

Can I turn off the fans at night?

It's best not to. Turning equipment off slows drying and can extend the job. Ask the technician if noise is a problem; they may be able to adjust the setup.

Why is my electric bill higher?

Dehumidifiers and air movers draw a lot of power. Keep a note of the dates; some insurance policies may reimburse extra electricity costs. Ask your insurer.

How do I know the house is really dry?

Ask for final moisture readings compared with readings from unaffected areas of the house. That's the standard way to confirm.
