Water Damage Insurance Claims: How the Process Works

We can't tell you whether you're covered. We can explain how the process usually works, and connect you with one independent local restoration company.

Important: Every policy is different. Whether a loss is covered depends on your policy wording, the cause of the damage, and your insurer's decision. This page is general information, not insurance or legal advice, and nothing here means your claim will be paid. Restoration companies also can't promise coverage.

Step 1: Make it safe and stop the damage

Most policies expect you to take reasonable steps to prevent further damage, such as shutting off the water and starting drying. Keep receipts for anything you buy or pay for, like fans, tarps, or emergency extraction.

Step 2: Document everything

  • Photos and video of the source, the water, and every damaged room and item, before anything is moved or thrown out.
  • The failed part, such as a burst supply line, kept in a bag.
  • A list of damaged items with approximate age and value.
  • Notes on when you found the damage and every call you make (date, time, name, what was said).

Step 3: Report the claim

Call your insurer or agent, or file online, as soon as you can. Ask for a claim number, the adjuster's name and contact information, and what they need from you. Ask whether they want to inspect before damaged materials are removed.

Step 4: The adjuster inspection

The insurer's adjuster looks at the damage, may look at moisture readings and photos, and determines what the policy covers. You can be present, and you can share the restoration company's documentation. Ask questions about anything you don't understand, and ask for decisions in writing.

Step 5: Estimates, repairs, and payment

The restoration company's estimate and the adjuster's estimate may differ; that's normal, and they often work it out. Read carefully before signing any document that assigns your insurance benefits or lets a contractor deal with your insurer directly. Payments may come to you, to you and your mortgage lender together, or in stages.

Common coverage questions

  • Sudden vs. gradual: many policies cover sudden, accidental water damage but not damage from a slow leak over time or from lack of maintenance.
  • Flood: outside surface water flooding is typically excluded from standard homeowners policies and covered by separate flood insurance.
  • Sewer backup: often limited or excluded unless you added an endorsement.
  • Mold: some policies limit mold coverage.
  • The source itself: the cost to fix the broken pipe may be treated differently from the damage the water caused.
  • Additional living expenses: if the home isn't livable, some policies help with temporary housing. Ask.

If you disagree with a decision

Ask the insurer to explain the decision in writing and which policy language it relied on. The California Department of Insurance offers consumer help with claims and complaints, and California has regulations that set standards for how insurers handle claims. Some homeowners hire a public adjuster, who works for you for a fee; the Department of Insurance issues their licenses, so check before you sign. An attorney can advise on disputes.

Frequently asked questions

Will my insurance cover water damage?

We can't say. It depends on your policy and the cause. Read your policy, call your insurer, and ask for answers in writing.

Do I have to use the restoration company my insurer suggests?

Generally you can choose your own contractor, but read your policy and talk with your insurer. Using a company they suggest may make some steps simpler.

Should I wait for the adjuster before starting cleanup?

Don't let damage get worse while you wait. Most policies expect you to take reasonable steps to prevent further damage. Document everything first, keep receipts, and tell your insurer what you're doing.

What is a public adjuster?

A public adjuster is hired by the policyholder, not the insurer, to help present a claim, usually for a percentage of the payment. They need a license from the California Department of Insurance. Check it before you sign anything.
